Savannah: Hostess City Of The South

Savannah is the second fastest-growing city in Georgia, with a diverse economy and a warm welcome for entrepreneurs, say local Realtors, yet the market is slowing creating buying opportunities in all kinds of housing. "Welcome to Savannah, where we enjoy an unparalleled quality of life," says Judi Ross. "This decade our city has changed from Georgia"s best-kept secret to Georgia"s fastest-growing city next to Atlanta (1999). In fact, Area Development magazine named Savannah one of the top ten hot spots for entrepreneurs. Savannah is a cosmopolitan community with a European flair and a rich historical tradition. Savannah has a diverse economy, one that consistently weathers national economic cycles. Manufacturing, distribution, tourism, military, ports operations, and retail sectors form a strong business and employment base, which makes it an ideal city for any relocated business or family." Continues Ross, "Savannah offers tremendous selection of communities and neighborhoods to suit everyone"s tastes. The choices are boundless. Choose from historic mansions, tidy bungalows, planned developments, country cottages, to waterfront hideaways. The Savannah area also has many subdivisions, neighborhoods and developments underway for the people who prefer something new. Development trends are the south/southwest corridor towards Savannah International Airport, Pooler and Rincon, GA. Daimler-Chrysler recently announced their intention to build a 2.5 million square feet production facility in Pooler which will add 3,000+ jobs. Savannah enjoys a highly diverse economic base. In the manufacturing arena, no one industry dominates. There are over 30 plants employing 100 or more people. Among these, 13 are Fortune 500 companies and 28 international companies. In addition, some of Savannah"s major employers have positioned their corporate headquarters here." Yet current market conditions indicate buying opportunities in the area. Realtor Lyn L. McCuen says, "It is definitely the time to buy real estate. We have found that in Savannah we have experienced a decline in purchases. Savannah remains a great place to raise a family and work, not to mention all of the extracurricular activities. Mortgage rates have never been better." Property Managers: Protect Your Tenants and Yourself
When tenants move out of a rental unit, you’re responsible for cleaning, spraying for pests, repainting and attending to anything else in order to prepare for the next renters. A sign out sheet may work most of the time... but if someone forgets to sign out, how are you going to track down the key? The process is time consuming and can leave you, your employees and your tenants frustrated.

Ask Realty Times
Question: Can a buyer"s agent represent two purchasers seeking the same property at the same time? My agent recently dropped me as his client when I asked him to write an offer for a house which was also of interest to another client of his. As my agent just prior to my offer, he knows all my weaknesses and strengths as the buyer for that property, even my offering price, and the maximum price I am willing to pay for that property. Now that he is representing another client by dropping me, I will be in very disadvantaged position. Is there anything I can do?
