Oklahoma City Housing Prices Remain Strong

Realtors in Oklahoma City, Oklahoma are remarking that sales and prices remain strong in summertime housing. "North Oklahoma and it"s surrounding communities are one of the fastest growing communities in the United States," say Realtors Dennis and Judy Nevius. "You will find excellent schools as well as a very active community with activities to fit most any age or interest! New homes continue to go up and the values of existing homes continue to stay strong." Says Realtor Bill Wilson, "Home sales continue to remain strong! They have been boosted by an overall good Oklahoma economy and historically low interest rates. The average home price has increased from $117,765 to $125,475 over the April 2003 time period. The list price to sales price ratio has remained at 98 percent. Average days on market has increased to 72 days." "What a difference a month makes," says Realtor Joe Pryor. "Sales have skyrocketed, especially in the older prestige neighborhoods. The average appreciation in Greater Oklahoma City was 3.7 percent overall last year, but desirable neighborhoods are showing a 10 percent to 15 percent advance, a definitive sign of a strong seller"s market. The market tends to tail off above $500,000, because of strong new home sales in the Edmond area, but every market segment is experiencing growth. He advises, "It is important to note that "come back" neighborhoods that are located near strong anchor neighborhoods are three times greater on appreciation. The current trend is to find fixer uppers that give the same feel but can be bought for significant savings. These are the rare gems to look for, and do not constitute a great risk. The new home market in far Northwest Oklahoma City, especially in the Piedmont School District just keeps getting stronger. It is important to note that a previously unsung area is poised for spectacular growth, and this is the Jones School District on Oklahoma City"s East side. New construction above $200,000 is selling briskly, and Jones Schools have the same small and controlled feel as heralded Deer Creek. Watch for this area in the future."
