El Segundo, California: Beach Community With Midwest Values

Local Realtors say that El Segundo reminds them of small town living in the mid-west, but with the amenities of the nearby California coastal beaches. "South of LAX along the Pacific Ocean, and north of Manhattan Beach and west of the 405 Freeway," says Realtor Kaye Thomas, "El Segundo is a small town that reminds you of a place in the Midwest. While not officially a beach town, as it doesn"t have homes on the beach, it is still part of the beach cities community." "El Segundo may be one of the most interesting of the small towns on the Southern California coast. It is probably one of the best kept "secret" places to live in L. A. County," explains Thomas. "Home prices are still very affordable in El Segundo compared to other towns in the South Bay. You can purchase a very nice home in El Segundo at $625,000-$800,000 on a good-sized lot. At $850,000-$1,000,000 you can buy a larger home in some of the best parts of the city. It is one of the few places where you can still purchase a condominium under $350,000. However, prices are going up and I expect to see the condominium market increasing quickly. A newer townhome will be priced $425,000 or more, depending on size and location." Advises Thomas, "If you like El Segundo, now is the time to buy! Walking down Main street in El Segundo feels as if you have been transported back to a town in the 1950"s. It is quaint and charming with an ice cream parlour, knitting shop and the Main St. Diner. The high school has been featured in many movie and TV shows. It was built in 1927 and is a wonderful example of architecture for the period. It has been recently refurbished to meet new earthquake codes. The school district is excellent and is on the distinguished schools list. People who live in El Segundo appreciate its tree-lined streets and wonderful older homes. You will find some of the best examples of Craftsmen and Spanish-style homes in the area through out the city. The eastern part of the city has become one of the premier business districts on the west side. Many large companies have relocated to the Continental Business Park Complex. The area also features some of the finest new restaurants in the South Bay. El Segundo is also home to the training facilities for the LA Lakers and LA Kings." Says Realtor Robert Kissig, "El Segundo is a great place to live and the real estate market reflects this with a low inventory of homes and rising median price. El Segundo is often referred to as "Mayberry," and for good reason. One might mistake it for a typical mid-Western town, or a Norman Rockwell setting." Continues Kissig, "El Segundo has one of the top rated school systems in the Los Angeles area and one of the lowest incidents of crime in the Los Angeles area."
